ROOF REPAIR
The facility committee began meeting in June 2009 to put together a game plan for restoring the church building. We quickly prioritized the needs of the physical structure and the best path to accomplish our goals.
We surveyed the campus and it didn’t take long to realize that the roof was job one. Getting the interior of the building dry was before anything else and starting from the top down was the only way to go. We began by having “good” tiles tested for strength and water-tightness. We were pleasantly surprised that despite 80 years of Cleveland winters the undamaged tile was still very viable as a roof.
Our next step was to determine what damaged the other tile? The answer was in ice build-ups and freeze thaw cycles on the upper roof causing icicles to fall and smash the tiles on the lower roof. In addition, the broken tile fell into the gutters and downspouts causing water and ice buildup on the lower roof.
Finding a contractor with the experience to take on project like our roof was not easy. We were assisted by the Catholic Charities Facilities Corporation and specifically Sean Nugent. Warren Roofing of Walton Hills had recently completed a tile roof restoration at Oberlin College. They had the experience to tackle our project.
Warren began assembling the scaffold at the beginning of Advent. They have recently completed the first phase that basically water-proofed the church and added an ice prevention and melting system to the upper roof. When you look at the church today you will see the rails on the upper roof that will block large snow and ice slides from hitting the lower roof. We also have a melting system that will prevent ice buildup at gutter line. Our goal is to prevent roof damage for another eighty years. Our next step will be to re-install tiles to the lower roof. Surprisingly the company that originally made the tile is still in business and will fire the new tiles for us. In conjunction with phase two of the roof we will have the clear story windows re-sealed, caulked and painted while the scaffolding is still up. We will also look to have the upper masonry tuck-pointed while we are there.

P.S. Technically our roof is a “Mission Style” and not a “Spanish Style”
We have all learned more about roofs than we ever expected.
